You must get approval from the HOA board architect committee by sending your plans with the plot plans, permit approval, and material list to the board for approval. This step will make sure your structure or fence meets all the covenant material, style, and HOA guidelines; as wood privacy fences will mostly not be approved. Setbacks apply on the property according to the Covenants and Rogers County; note they are different for corner lots. Unapproved will be subject to the owner's expense of removal, alterations, and/or fines. HOA management does patrol the area for changes. if you are unsure please contact the HOA board with your questions. Check with the Rogers County Commissioners' office for permits and county ordinances as they have changed.
Oakridge's original design is an architecture of open ranch yards with country cottage-style homes. Variations from this style may not be pleasing and lower home prices for your home and others around the area.
Also, be a good neighbor, out of courtesy, please check with your neighbors for acceptance as well
In the covenants, Please be aware Dogs must be on a leash at all times, or in a fenced backyard. Not running loose in the neighborhood even during walking. An electric Fence must follow the same rules as a physical fence, including setbacks, and must be behind the home.
Rogers County does not allow more than 3 dogs on a property. Please excessive barking dogs are a nuisance to the neighbors and are covered under the covenants as such. Be a kind neighbor.
Remember Hawks and vultures will attack small animals, so please keep an eye on them at all times. You may see Coyotes, foxes, and raccoons because this is the country, unlike the city, wild animals are allowed to live here too. This is a ranch area, so please be kind to them. If there is a problem contact the Wildlife Officers for help.
